Gronen, anchored in Dubuque, IA, has played a significant role in the revitalization of downtown Dubuque through its rehabilitation, construction, and property & facility management services.  Established in 1999, Gronen has completed development projects totaling costs in excess of $300,000,000, and has grown to manage over 2 million square feet of mixed-use property in Dubuque’s urban core.  These projects have brought new life into the urban areas they inhabit, creating long needed residential opportunities, historic store fronts filled with eating establishments, retail, and office space, as well as providing space for non-profit organizations that serve the downtown community.  All have been truly catalytic for Dubuque’s urban core.

Core Responsibilities
  • Marketing, Showing, and Leasing: Market available apartments on social media, aggressively follow up on leads to offer showings, accept applications, process for approval, prepare lease agreement and documents, review and conduct lease signing upon move in.

  • Section 42 Document Collection: Work directly with residents to collect documents as required for Section 42 compliance, process annually for existing residents, as well as initially for new move ins. Complete 3rd party verifications, and submit all documentation to compliance for final approval.

  • Inspections: conduct annual inspections of all units to ensure lease compliance, be available for annual 3rd party inspection.

  • Enforce Property Rules: Enforce lease and rules and regulations, handle all resident concerns and complaints promptly, diplomatically, and professionally, and in compliance with Fair Housing Regulations.

  • Software: Update Property management software, upload resident leases, maintain resident ledgers, and follow up on rent collections, vacancy status, etc.

  • Move-Out Inspections & Security Deposit Returns: conduct inspections prior to residents vacate to determine any security deposit damage charges, and assess apartment maintenance needs before reletting.

  • Day to Day Communication: Manage routine communication with tenants, vendors, and team.

Requirements
  • Strong written and verbal communication skills, with the ability to choose words carefully in emotional conversations. 

  • Familiarity with the Microsoft office suite, especially Word (for document formatting) and Excel (for financial reporting).

  • Familiarity with (or ability to quickly learn) property management software.

  • Understanding of and adherence to Fair Housing and relevant property management laws and regulations.

  • Must be a SELF STARTER who takes initiative and can identify what needs to be done without being micro-managed through direct orders on every minute task.

  • Must be DETAIL ORIENTED to responsibly handle sensitive information.
