The Mt. Carmel Motherhouse in Dubuque—originally constructed in 1892 and long known as the “Motherhouse”—is undergoing a significant renovation that honors its historic legacy while adapting it for modern residential use. Founded as the home of the Sisters of Charity of the Blessed Virgin Mary and now serving as part of BVM-PHS’s expanded elderly care mission, the project involved converting approximately 40 former dormitory rooms into 22 contemporary apartments.
The renovation required the demolition of two floors down to the original masonry walls, addressing numerous challenges created by inconsistent dimensions and layers of past renovations. Existing drawings did not accurately reflect current layouts or MEPF systems, requiring careful coordination and upgrades to meet today’s building codes and standards. Throughout construction, the team worked closely with active tenants and owner-occupied spaces, taking extra measures to control noise, dust, and disruption to maintain a comfortable environment for current residents while completing the work.
